Frequently Asked Questions

Answers, Before You Ask.

40+ years in steel construction means we've heard every question — from first-time owners to seasoned GCs. Here are the most common ones, grouped by topic.

The Basics

About Steel Buildings

Highly durable. Properly engineered and manufactured steel buildings withstand harsh weather, resist pests, and outlast wood structures by decades. All of our buildings are FBC-approved and engineered to meet wind load and seismic requirements for their specific site.
Almost anything. We've built warehouses, factories, sports facilities, aircraft hangars, retail stores, office buildings, agricultural structures, self-storage complexes, barndominiums, and custom commercial spaces. If it can be engineered, we can build it.
Yes, when designed properly. Steel buildings accept modern insulation systems, can be optimized for natural light, and their tight construction prevents air leakage — often outperforming conventional construction on operating costs.
Minimal. Regular inspections for wear or damage, occasional cleaning, and repainting or re-coating as needed. Our panel finishes are designed to hold color and structural integrity for decades with basic upkeep.
Three reasons: speed (roughly 75% faster to erect), cost (materials and labor are typically less expensive), and flexibility (steel buildings can accept almost any facade — brick, stone, stucco, glass, metal). For most commercial and industrial applications, steel wins on every metric.

Cost & Estimates

Pricing & Quotes

Cost varies by size, design, location, site conditions, and current steel pricing. A 5,000 sq ft shell will price very differently from a 5,000 sq ft finished commercial facility. Request a free quote and we'll give you a realistic, itemized estimate for your specific project.
We respond to quote requests within one business day. Full estimates — including engineered drawings and specs — typically come back within 3-5 business days, depending on project complexity.
We don't finance directly, but we work with several financing partners across the Southeast. Talk to our sales team about your situation — we'll point you to options that fit.
Every quote includes engineering, manufacturing, delivery, and erection. Site prep, foundation, concrete, and permitting costs are quoted separately and itemized clearly so you know exactly where your dollars go.
Yes. Once you sign and pay your deposit, we produce stamped, Florida Building Commission-approved engineered drawings for your specific project — in-house, no third-party delays.

How It Works

Process & Timeline

For a standard 5,000 sq ft warehouse or commercial structure, our crews complete frame, roof panels, and wall panels in approximately one week. Larger or more complex buildings scale from there. We give you a realistic, calendar-specific timeline as part of your quote.
It depends on size, permitting, and site conditions. For a straightforward commercial building: 2-4 weeks engineering, 4-8 weeks permitting (highly jurisdiction-dependent), 6-12 weeks manufacturing lead time, and 1-3 weeks erection. For Florida coastal projects, add time for hurricane-rated review.
Yes. We either execute the foundation directly or coordinate it with a concrete sub we've worked with. Either way, we manage the interface between foundation and steel so anchor bolts, slab elevations, and tolerances are exactly right.
In most cases, yes — but our engineering team first verifies the existing foundation can accept the loads of the new structure. If modifications are needed (anchor retrofits, slab edge thickening), we spec them in advance as part of the quote.
We build realistic buffer days into every schedule. For weather delays beyond normal, we work with you on adjusted timelines — but because we own the manufacturing and crews, we don't get pushed by someone else's backlog.

What We Do

Services & Scope

Yes. Full permitting service across the Southeast, including inspection coordination and certificate of occupancy support. We've navigated every jurisdiction in Florida, Georgia, and across the region — so you don't have to.
We primarily serve the Southeast — Florida, Georgia, Alabama, South Carolina, North Carolina, Tennessee, and the Caribbean — from our Tampa and Adel facilities. We regularly ship components and handle larger projects nationwide.
Absolutely. Our Repairs & Modifications team handles re-roofs, storm damage, door and window retrofits, lean-to additions, and full structural modifications — on any steel building, regardless of who built it. Every repair comes with a workmanship warranty.
Both. We manufacture our own panels, trim, and components — and sell them directly at factory pricing. You can buy a single roll of trim or a complete 40,000 sq ft building package. Whatever you need, it comes from our facility.
Nearly anything. Our in-house engineers design custom spans, clearances, mezzanines, lean-tos, dormers, and multi-building layouts to fit exact project requirements. If it's within structural steel's capabilities, we can design and build it.

Why Southeast Steel Systems

Choosing a Partner

Look for experience, customer reviews, adherence to industry standards, quality materials, comprehensive warranties, and excellent customer service. Southeast Steel Systems checks every box — we've operated for 40+ years, maintain an A+ BBB rating, and our engineering is FBC-approved.
We are the factory. Most steel building companies are middlemen — we engineer, manufacture, permit, and erect, all in-house, all under one accountable team. No third-party handoffs. No finger-pointing. One phone number to call when you have a question.
Yes. We're fully licensed in every state we operate in, carry comprehensive general liability and workers' compensation insurance, and maintain FBC (Florida Building Commission) approval plus IAS (International Accreditation Service) certification for our manufacturing.
Yes. Manufacturing warranties on our panels and components, workmanship warranties on every erection and repair, and paint-finish warranties that hold color for decades. Details vary by product — ask your project manager for the specifics on your build.
Anything you've got — rough sketches, architectural renderings, a Pinterest board, or just your idea and the lot dimensions. We'll work from whatever you have. The more context, the faster we can give you a realistic quote.
